Consultation Process
At South East Lofts, we offer project management on every conversion we undertake. Each client is assigned a dedicated Project Services Manager who serves as your primary contact throughout the entire process, ensuring consistent communication and efficient project coordination.
Consultation Phase
We start by giving you a call to understand your goals and vision for your loft conversion. Once we’ve discussed your needs, we’ll provide you with an initial quotation. After that, we follow up with a review call to make sure the quote aligns with your requirements and expectations.
Planning Phase
At this stage, you’ll meet our in-house architectural team, who bring over 30 years of experience in structural design, building control and residential planning. This is where your ideas begin to take shape.
Stage One: Survey, Design & Planning
One of our architectural team will visit your home to carry out a full consultation and measured site survey, so we can start designing a space that works for you. This allows us to prepare accurate existing drawings that reflect the current layout and structure of your home.
From there, we create a proposed design tailored to your needs, preferences and the potential of your loft space. During this stage, we’ll sit down with you to discuss different ideas, explore design options and develop a layout that works for your lifestyle.
Our team offers creative input and practical advice throughout including guidance on budget, planning expectations and design strategy. Once you've had time to review the proposal and provide feedback, we can make adjustments as needed.
Your package includes up to three design iterations, so you’re never rushed into a decision. 3D visuals can also be provided if required to help you visualise the final result.
Once your final design is approved, we handle the full planning application submission on your behalf. We act as your planning agent throughout the process, dealing directly with the local council and responding to any queries or requests that may arise.
This ensures the process runs smoothly and saves you from dealing with forms, drawings, or technical questions. The council’s application fee is included in your quote, so there are no unexpected costs during this stage.
Stage Two: Preparing To Build
Once planning approval is in place, we move on to preparing the detailed building regulations drawings. These are the technical plans the Builder will use to accurately price and build the project. They include precise specifications for structure, layout, materials, insulation and fire safety - everything required to meet current building control standards.
We also coordinate any third-party input that may be needed, such as a Structural Engineer to assess load-bearing elements or a Party Wall Surveyor if your project affects a shared wall. We take care of managing these professionals and integrate their reports into the final construction package, so you’re ready to begin the build with confidence.
Construction Phase
With all approvals and detailed drawings finalised, the construction phase begins. Your Project Services Manager provides regular progress updates, handles site-related queries and manages any adjustments required during construction. We maintain clear communication and aim for minimal disruption throughout this phase.
Completion & Aftercare
Upon construction completion, we attend to all finishing details and conduct a comprehensive walkthrough of your new space. We review all aspects of the work and ensure your complete satisfaction before handover.
Following project completion, our team remains available for ongoing support. We maintain contact and provide assistance with any follow-up requirements well beyond project completion.
